I’ve known Haydee since… I had to have been 12 years old. From then till now she’s always exuded laughter, joy, and till this day one of the nicest people I’ve ever known.

I remember when she contacted me about buying a condo before she was engaged… and of course, I remember the big announcement. 
This all started as one small seed, asking me questions, where to go, what to do how to do it. And now they’re officially homeowners! Somehow, they’re thanking me for what Ive done to make sure that they get keys to their own home… BUT
I was the lucky one who witnessed one of my favorite couples holding hands, joking around, and sharing kisses in front of other potential homes… and yes, cry 😭. I don’t know how many times they’ve made me say “awe!” Lol. 

Haydee and Jason… I am so blessed to apart of this memory with you guys ❤️ I played a small role in your fairytale love story!! And nothing compares to that! Love you both with all my heart! And yes…. THIS IS JUST THE BEGINNING! Wish you nothing but happiness in your new home together 🏠🙌❤️

8 Home Improvements That Add Value

When you take on home improvement, whether you do it yourself or hire professionals, you’re taking on costs for projects that, if done right, will add to the value of your home. But keep in mind that the payback is rarely 100%, and you won’t get to enjoy the financial benefit of the work until you sell or refinance the house.

If you’re getting the house ready to sell, be sure the colors and materials you choose are on trend, aligned with the style of your home and consistent with neighborhood character.

1.    GARAGE DOOR: A new garage door updates the look of the home and adds to curb appeal. Estimated average $4,000 to replace, the rate of return remains high at 93% of costs. If a replacement is a steep investment, a fresh coat of paint can feel like new.

2.    KITCHEN REMODEL: Remodeling suggests replacing the cabinet and drawer fronts with Shaker-style panels and new hardware, getting new energy efficient appliances, replacing laminate countertops, getting a mid-priced sink and faucet, new floors and adding a fresh coat of paint. The average return of investment is 70%.

3.    LANDSCAPE: Clean up your yard. Having trimmed trees and shrubs, a well-maintained lawn, and flowers or flowerbeds can help improve the value. Depending on the art size, a $6,000 investment on your landscaping and fence can expect a cost recovery of 83%.

4.   BATHROOM: You don’t need to budget for a full remodel to refresh your bathroom. However, if your bathroom needs a full remodel, expect to spend around $35,000. Your cost recovery will be around 57%, which means you’ll get about $20,000 back when you sell your home.

5.    PAINT: The quickest and easiest way to get some bang for your buck is to give any room in your home a paint refresh. Stick to light, neutral colors and don’t forget to add a new coat to the trim and the ceilings for an all over clean look. Theres 107% return of investment refreshing the interior and 55% for exterior paint.

6. FLOORS: Breathe new life into your existing hardwood floors by resurfacing them or installing new hardwoods in your home to see an average ROI around 70% to 80%. There’s no denying that beautiful floors make a great first impression, and with a variety of stain colors, your hardwood floors can be timeless or trendy.

7. ENTRY DOOR: If your home’s shabby, worn entry door is a visual downer, pencil in a new steel entry door at the top of your remodeling list. Not only will a new entry door freshen up your home’s facade, but you’ll recoup a sizable 65% of your investment if you then sell your house.

8. SOLAR: According to the National Renewable Energy Laboratory, every dollar that a solar panel saves you on your electrical bills increases the value of your home by $20. This amounted to an average increase to the home’s selling price of $20,000 in California.

PREPARE

Here are the basic requirements:
1) Working minimum 2 years.
2) Taxes filed minimum 2 years.
3) Have a stable credit score (about 620, score varies with each bank).
4) Have money in the bank for the down payment and closing costs.
Down payment is about 3.5% of the price of the house (ex. House price: $450,000 down payment is $15,750). Closing costs range between $7,000-$10,000.

The best thing to do next is speak with a Mortgage Lender. They will need to review:
1) 2 years taxes
2) Pay-stubs for 2 months
3) Bank statement for 2 months

No matter how short your trip to LA may be, a trip to the Griffith Observatory is non-negotiable for anyone new to the city. This scenic viewpoint is a high point in the Hollywood Hills where you can see a breathtaking view of the entire city. Walking around the park is free, but you’ll have to pay a small fee to go inside the planetarium. This spot is a perfect photo op of the city and the famous Hollywood sign!

SPEND AN AFTERNOON IN SANTA MONICA

Santa Monica is definitely a favorite of tourists and local alike. Santa Monica beach is the quintessential Los Angeles destination. You can have a typical tourist experience by exploring the Santa Monica Pier or enjoy a peaceful bike ride on the beach’s bike path. Santa Monica also offers amazing shopping and incredible restaurants, so you’re guaranteed to have an awesome day!

GO HIKING

I know, I know…LA is well-known for superficial people and celebrity sightings, but it’s also home to some of the world’s most beautiful scenery. LA natives are surprisingly outdoorsy, and going hiking is such an LA thing to do. Runyon Canyon is the most popular hike in the city, but I’m partial to hikes in Malibu.

ENJOY THE LOCAL FOOD

LA is totally a foodie town. There’s an endless amount of gourmet restaurants, and you can basically find any type of cuisine at any time of the day. I recommend trying anything and everything that strikes your fancy, but I’ve got to give a shout out to In-N-Out for burgers (get the Animal Style), Diddy Riese for ice cream sandwiches, and Urth Cafe for celebrity sightings.

SEE THE HOLLYWOOD SIGN

If it’s your first trip to LA, you’ve got to take a picture with the Hollywood sign. It’s an international landmark, and it’s basically a non-negotiable part of your vacation. For a beautiful view of the city AND the sign, head to the Griffith Observatory or the Hollywood restaurant Yamashiro. If you want to get a close-up shot of the Hollywood sign, drive up Beachwood Drive.

SPEND A DAY AT THE BEACH

The California beaches are some of the best in the entire world. Santa Monica is great for bike rides and beach walks. One of my favorites: Crystal Cove State Park in Newport Beach. You have to pay to park at this beach, but the view is worth every penny! Laguna Beach is another favorite!

GO SEE A SHOW

Los Angeles has a staggering amount of professional actors as residents, so you might as well enjoy the local talent! Check out a play at the Geffen Playhouse or an improv show at UCB (crazy celebrity sightings), iO West, or the Groundlings! There are tons of great concert venues for live music too!

GO HOUSE HUNTING & SHOPPING IN BEVERLY HILLS

If you’ve ever seen a movie set in Los Angeles, there’s a 99.9% chance that there was a scene of someone walking down Rodeo Drive in Beverly Hills. Beverly Hills is a charming – and very expensive – part of LA, and it’s a fun place to spend the afternoon. While you may not be able to afford to actually buy anything, it’s always fun to go window shopping at the fancy stores on Rodeo Drive. I also love driving around the local neighborhoods to see the extravagant mansions! Hint: the higher the house’s bushes/plants, the bigger the celebrity.

Los Angeles is great, but there are so many amazing places nearby. It’s definitely worth the time to drive about an hour to check out Orange County. The beaches are insanely beautiful, and there are all sorts of fun things to do. Check out Laguna Beach and Newport Beach for scenic views and stop by Fashion Island in Newport for amazing shopping. If you want to check out local stores/restaurants, head to Bear Flag Fish Company in Newport for the best fish tacos IN THE WORLD and Balboa Island for a world famous frozen banana!

DRIVE UP THE COAST

Southern California is so much more than the LA city scene. Take a few hours to drive up the coast in either direction, and you’re guaranteed to see some of the world’s most beautiful coastline on the Pacific Coast Highway!

You really can’t go wrong with a trip to LA. Be prepared to see a lot of beautiful people, a staggering amount of foods topped with avocado, and insane traffic. Tip: Avoid driving Weekdays 8am-10am, 4-7Pm.
